Notification Recipients By User Role
A reference guide to which users receive each type of notification in Dealius, delivered as both in-app and email notifications.
Overview
Dealius sends in-app and email notifications for a wide range of events. Which users receive each notification depends on their role and their relationship to the relevant deal, listing, or contact. Users can manage which notifications they receive under User Settings > Email Notifications. Most notifications are disabled by default and must be opted into individually.
In-app notifications can be filtered by category, date range, keyword, or unread status using the notification panel.
Notification Categories
Notifications in Dealius are grouped into the following categories:
- Deals — Deal submitted for closure, approved, rejected, updated, etc.
- Accounting — Invoice due, invoice overdue, payment received, etc.
- Listings — Listing expiration reminders, notes posted.
- Tasks — Tasks due today, assignee changed, task completed, followed tasks.
- Contacts — Prospect current lease expiration reminder.
- Comps — Comp lease expiration reminder.
Recipient Rules by Notification Type
Deal Notifications (Deal Submitted, Approved, Rejected, Closed Deal Updated)

| Broker | For deals they are participating in. |
| Manager | For deals from their office. |
| Office Admin | For all deals from their office. |
| Admin Assistant | Based on the broker(s) they are assigned to. |
If a Broker also holds a Manager role and is assigned to the deal from their office, only one notification is generated — not two. Deal Approvers receive notifications for deals they approved, but if they also fall into one of the above categories, only one notification is sent.
Accounting Notifications (Invoice Due, Invoice Overdue, Payment Received)

If a Broker Manager is assigned to a deal that is also from their office, only one notification is generated for that deal's invoice.
Listing Notifications (Listing Expiration Reminder, Note Posted)

Task Notifications (Tasks Due Today, Assignee Changed, Task Completed)
Notifications are sent to users based on their relationship to the task:

| Assigned By | Yes — the user who created or assigned the task. |
| Followed By | Yes — users following the task (not responsible for completion). |
Tasks Due Today notifications are sent once daily. The system collects all tasks due that day at 1:00 AM EST. Tasks set to due today after that time will not be captured until the next send.
The Task Completed notification is disabled by default and must be enabled individually under User Settings > Notifications > Tasks.
Reminder Notifications (Lease Renewal, Listing Expiration, Invoice Due, Prospect Lease Expiration, Broker License Expiration, Split Plan Expiration)
Reminder notifications are sent to the following users when configured:

| Listing Expiration Reminder | Brokers on the listing, their managers, and Office Admins. |
| Invoice Due Reminder | Brokers on the deal, their managers, Office Admins, and deal approvers. |
| Invoice Overdue Reminder | Same as Invoice Due Reminder. |
| Prospect Current Lease Expiration | The contact's creator (Originated By), their managers, and Office Admins. |
| Broker License Expiration | Brokers receive reminders for their own licenses. Managers and Office Admins receive reminders for brokers in their office. |
| Split Plan Expiration | The broker whose split plan is expiring, and their Office Admin. |
Managing Notifications
Users can enable or disable individual notification types under User Settings > Email Notifications. The All Notifications toggle can be used to turn all notifications on or off at once. Changes apply only to the individual user and do not affect system-wide settings.
Office Admins can configure default reminder frequencies for certain notifications (such as Invoice Overdue and Listing Expiration) at the office level under Admin > System Settings.
