Property, Space & Listing Statuses

How property, space, and listing statuses are calculated and how they affect each other.

Overview

Properties, spaces, listings, and spaces within listings each have their own statuses. These statuses are interdependent and automatically calculated based on the rules below.


Property Status — Without Spaces

  1. When a property is created, its status is Available (On Market).
  2. When a listing is created with the property, the property remains Available.
  3. When a deal is created through an existing listing, the listing becomes In Contract (Assigned). The property also becomes In Contract — unless another listing for the same property is still On Market, in which case the property remains Available.
  4. If a property is linked to a deal without a listing, the property becomes Assigned if no active listings exist for it, or remains Available if at least one active listing exists.
  5. The listing tied to the deal becomes In Contract.
  6. When a deal or comp is closed, the property status is determined as follows:
    • Off Market — if no active listings exist for the property.
    • Available — if at least one listing is On Market.
    • In Contract — if a listing tied to the property is In Contract.
    • Assigned — if another active deal is linked to the property.

Property Status — With Spaces

  1. If at least one space is available, the property is Available.
  2. If no spaces are available but at least one is Assigned, the property is Assigned.
  3. If all spaces are Closed (Off Market), the property is Off Market.

Listing Statuses

  1. When a listing is created, both the listing and its property become Available.
  2. If the listing is tied to an active deal, it becomes In Contract.
  3. For listings with multiple spaces:
    • Available — if at least one space is available.
    • Assigned — if no spaces are available but at least one is Assigned.
    • Closed — if all spaces are Off Market (tied to closed deals).
  4. When a space status changes within a listing (e.g., tied to a deal via the listing), it affects only that listing's status. Other listings associated with the same property or space are not affected.
  5. When a new space is added to a listing that is marked as Terminated or Off Market, the added space is automatically marked with the same status.
