Dealius Accounting Validation Errors, Explained

A guide to the validation messages Dealius shows when receivables, payables, or commission splits don't line up — starting with the commission split mismatch error.

Why Dealius shows these messages

Dealius enforces a set of accounting rules automatically, in the background, every time you save a receipt, a payment, or a change to a deal's brokers or commission structure. These rules exist to keep your receivables, payables, and commission splits internally consistent — for example, making sure the two sides of a deal's commission split still add up to the percentages set in the deal profile, or that a broker isn't paid more than their split entitles them to.

When one of these checks fails, Dealius blocks the save and shows an error instead of letting inconsistent numbers into your accounting records. The message itself is often written in technical terms, so this article translates the most common ones into plain language, along with what usually causes them and what to check first.


1. Commission Split Mismatch (Broker Gross Reallocation)

"Commission split mismatch: the rep / opposite rep ratio on the unpaid invoices doesn't match the deal profile's split %."

Where you'll see it: On the Add Receipt screen, when recording or editing a payment against a receivable, or the Add Payment screen when recording a payment to a payable with broker gross reallocated.

What it means: Whenever you record a payment, Dealius reallocates the deal's Broker Gross across the two rep sides — for example, Landlord Rep and Tenant Rep, or Buyer Rep and Seller Rep, or Sales Rep and Other Rep, depending on the deal type. The dollar amount each side receives can be more or less than a perfectly even split because of earlier over- or underpayments — that part is expected and allowed. What has to stay constant is the proportion between the two sides on the unpaid invoices: it should still reflect the commission split percentage set in the deal profile. This error means that proportion no longer matches.

What to check:

  • The commission split percentage set in the deal profile for each rep side.
  • Whether a payable's Broker Gross was manually customized in a way that no longer matches the intended split.
  • Whether an earlier payment was recorded against the wrong side, or with the wrong amount.

2. Rep Commission Paid Exceeds Expected Amount

"[Rep Type] commission paid or customized amount [X] could not exceed expected amount [Y]."

Where you'll see it: Same payment/reallocation flow as above — this check runs before Dealius attempts to redistribute a new payment.

What it means: For one of the two rep sides, the commission that's already locked in — because it's already been paid, or was manually customized — is higher than that side is owed in total for the deal. There's no remaining room to allocate anything further to that side.

What to check:

  • Whether a payable for that rep side has a manually customized Broker Gross amount that's too high.
  • Whether the deal profile's expected commission for that rep side was reduced after payments were already made against a previous, higher figure.

3. Total Payment Amount Is Not 100%

"Total payment amount is not 100%. Please, verify the values for each payment."

Where you'll see it: When a deal has multiple receivables/invoices that each represent a percentage share of the deal's total commission base.

What it means: Dealius expects the percentage shares assigned across a deal's receivables to add up to exactly 100% before it can allocate the commission base amount across them.

What to check:

  • The percentage assigned to each receivable/invoice on the deal.
  • Whether adding, removing, or resizing one invoice's share left the others not adding back up to 100%.

4. Total Broker Commission Is Not 100%

"Total broker commission is not 100%. Please, verify the values for each broker."

Where you'll see it: When setting up or editing the brokers listed on a deal and their expected commission share.

What it means: Every broker on a deal has an expected share of the deal's total commission. Those shares need to add up to exactly 100% across all brokers on the deal before Dealius can calculate each broker's expected gross amount.

What to check:

  • The percentage assigned to each broker on the deal.
  • A common cause: adding or removing a broker without adjusting the remaining brokers' percentages to compensate.

5. Invalid Broker Split

"Invalid broker split. Expected broker gross amount differs from split result total gross amount."

Where you'll see it: When applying a custom broker split plan to a payable.

What it means: A custom split breaks a broker's gross commission into individual pieces. This error means the pieces, added back together, don't reconstruct the original gross amount they were supposed to divide.

What to check:

  • The individual dollar amounts entered in the custom split — they need to total the broker's gross for that payable exactly, down to the cent.

6. Payee Paid Amount Doesn't Match What's Due

"'[Payee]' paid [total paid] but expected [amount due]."

Where you'll see it: When recording a payment on a commission, franchise, or expense payable.

What it means: After adding up every payment recorded against that payable for that payee, the total doesn't match what's actually due to them.

What to check:

  • Each individual payment amount entered for that payee on this payable — look for a duplicate entry, a missing payment, or a typo in an amount.

7. Expense Split Overages (Broker or House Share)

"Total paid broker expenses amount could not exceed expected broker expenses amount for '[Payee]'." "Total paid house expenses amount could not exceed expected house expenses amount for '[Payee]'."

Where you'll see it: When paying an expense-split or recurring expense payable.

What it means: The amount being paid toward the broker's (or the house's) share of an expense is more than what was budgeted for that share.

What to check:

  • The expense split percentages or amounts configured for broker vs. house.
  • Whether the total expense amount was edited after some payments against it were already recorded.

A related, simpler issue: missing payment amount

"Unable to recalculate payables due to unspecified paid amount."

This one isn't a reconciliation mismatch so much as a missing required field — it appears when Dealius tries to redistribute Broker Gross across payables but wasn't given an actual paid amount to work with. If you see this, check that an amount was entered on the payment/receipt form before saving.
