Brokers - Export Earnings History

A guide to the Earnings History export, including column definitions for both split calculation methods.

Overview

The Export Earnings History button downloads an .xlsx file containing broker commission information for the selected fiscal year. The content and column structure of the export depend on the Calculate Commission Splits Based On setting in Admin > System Settings > Environment Configuration.


Columns — Split Based on Actual Close Date

Lines are ordered by Actual Close Date, or by Estimated Close Date if no Actual Close Date exists.

Column Description
System Close Date The actual close date of the deal.
Is House Referral Yes/No — indicates whether the deal is a house referral.
Does House Referral Affect Split Yes/No — indicates whether the house referral deal is included in the split calculation.
Deal ID Unique deal identifier.
Broker Name Name of the broker.
Broker Commission Commission percentage.
Broker Gross Value earned by the broker.
Broker Split Original Split percentage applied automatically.
Broker Net Broker net amount.
House Split House split percentage.
House Net House net amount.
Broker Cumulative Total broker gross by fiscal year for each payment/payable (sum of current and all previous Broker Gross values in the associated FY).
Broker Paid Cumulative Total broker gross for paid payables by fiscal year (sum of current and all previous paid Broker Gross amounts in the exported FY).

Columns — Split Based on Paid Date

The export contains payables for closed deals, ordered by Paid Date (or Due Date if unpaid), then by System Close Date.

Column Description
System Close Date The actual close date of the deal.
Is House Referral Yes/No — indicates whether the deal is a house referral.
Does House Referral Affect Split Yes/No — indicates whether the house referral deal is included in the split calculation.
Actual Payment Date Date the receivable was paid.
Deal ID Unique deal identifier.
Invoice ID Associated invoice identifier.
Deal Type Type of deal.
Representation Type Rep type for the deal.
Square Feet Property square footage.
Gross Commission Commission percentage per payment.
Broker Gross Amount Value earned by the broker per payment.
Broker Net Amount Broker net per payment.
Due Date Estimated payable payment date.
Payee Broker name.
Paid Date Date the payable was paid.
Broker Net Paid Payable paid value.
Broker Split Original Split percentage applied automatically.
Broker Split Custom Adjusted custom split percentage.
House Split House split percentage.
House Net House net amount.
Broker Cumulative Total broker gross by fiscal year for each payment/payable.
Broker Paid Cumulative Total broker gross for paid payables by fiscal year for each payment/payable.

Note: If a broker participates in a dual rep deal on both sides and payments fall on the same date, the export groups payables by representation type within the same deal and date — Buyer/Tenant Rep payables appear first, followed by Seller/Landlord Rep payables. The same logic applies to split-level calculations.
